Self-contained Units for the Independent Senior

There are currently 23 Self Care units, 19 of which are two bedrooms or, alternatively, one bedroom with a study, and four are one bedroom only. Facilities include: lounge/dining room, kitchen, bathroom/laundry, veranda, front and back. Units are designed for ground level access with no stairs. Ramps are also provided for ease of access to most of the complex. Depending upon availability, a carport is provided at no additional cost.

Pricing and Information

Intending occupants must meet the following requirements to be eligible to enter a Self Care unit at Christophorus House:

  • be fifty five (55) years of age or over
  • be able to care for themselves
  • have the ability to live independently, as assessed in consultation with a medical doctor, and a medical certificate must be provided by your own medical doctor yearly.

We at Christophorus House are aware that you need to have a complete overview on all the financial and legal implications of you moving into our Independent Living Units.

CHRV operates under the financial model for residents of a ‘Loan License Agreement’. This financial model is used more than any other model in the industry. The incoming resident pays a ‘Bond’ from which a retention of 5% per annum for 6 years ( = 30% in total ) is deducted as a retention from the Bond on payout;  commonly known in the retirement villages industry as a ‘Deferred Management Fee (DMF). Once the Bond is paid, as the DMF is a book entry contra, no further monies are needed to be paid for accommodation rights. The Loan License Agreement provides a license to occupy the premises for life or until the resident leaves the premises. Under our Loan License, all maintenance (unit and garden) is looked after and paid for by the operator, including plumbing, electrical, air-conditioning, all appliances and building repairs from fair wear and tear.

Quarterly Maintenance Fee for a one or two room unit is $1,054 (i.e. $81.06 per week).

The fee is used to cover the running costs such as building insurance and other insurances, general community maintenance including lawns and gardens and maintenance provisions, staffing costs, water, and other costs.

The Above Mentioned Prices May Vary Each July And All Terms And Conditions Will Be Finalised, At The Time Contracts/Documents Are Signed.

The Accommodation Bond is subject to the ABS building cost price rise statistics as at the end of the March quarter each year, and are adjusted in July of each year.

The Maintenance Fee, is adjusted each July, based on the Consumer Price Index (CPI) put out by the ABS – also based on the March to March annual movement.

Christophorus House operates a Waiting List for those persons wishing to enter a Self Care unit in the future. The date on which the name was placed on the list determines the place on that list.

When a place becomes available, communication is made to all persons on the Waiting List describing the location of the unit and the price. It will be allocated to the person expressing interest whose name is nearest the top of the list (eg, if a person No. 17 and No. 12 are both interested in purchasing, the unit will go to person No. 12), providing a medical assessment certifies their ability to live independently and the Licence Agreement is able to be entered into within a reasonable period of time.

Community Spirit

Many people comment on the caring spirit which exists at Christophorus House and good friendships have been made amongst the residents. They support each other in good and hard times whether in celebrating family events or assisting on occasions of sickness or increasing frailty.

Residents Committee

The residents have a Residents Committee which is set up under the Retirement Villages Act 1999 (and associated Regulations 2000) whereby residents have input into day to day aspects of Village life as well as budgetary considerations.

Social Committee

Christophorus House Social Committee organises gatherings such as concerts, monthly morning outings and Christian Community Services on a regular basis.

Self Care (ILU) Residents Meetings

These meetings take place 4 times each year ( including the Statutory Meeting in July ) in the Cottage. All residents are invited to attend and encouraged to give input.

Christophorus House Retirement Village – Legal Structure

Christophorus House RV [CHRV] is a Not for Profit (NFP) Public Company Limited by Guarantee and has charitable status. There are no shareholders and as CHRV is a NFP, there is no distribution at any time of surpluses; all surpluses are retained for use for the residents.

CHRV has beneficial tax status, meaning, that it has income tax exemption and also tax deductible donation status, with exemptions for GST on certain income and expenditure items.

Residents can join as members of the Company for a nominal annual fee, which entitles residents to voting rights in the election of Directors and other matters. This means that the Village is run by the people for the people. Membership requires application to the Board for acceptance.


The Village bus takes residents to Hornsby for shopping on Wednesdays and Fridays at 10:30am and collects them again at 12.30pm. The bus is also used for monthly outings.

A public bus stop is right outside the Village site.  Timetables are available for residents.


Your visitors are welcome at any time in your home for short stays. Please advise the office during business hours on 9476 3161 of those visits in the event of an emergency. If the intended stay is for longer than two weeks, please consult with the CEO, Milan Telford.

Notice Board

There is a notice board in the Cottage common room with a calendar and announcements of coming events and outings. This web site also has  a calendar of upcoming events.

Outgoing Mail

A letterbox is located in the dining room of the Hostel.

There is also a letter box located on the pathway between units 6 and 7.


Telephone, internet and WiFi is your responsibility. All charges are payable by the resident.


Internet and email access is provided via a computer located in the Cottage.


There is a Library located in the cottage which provides a quiet space for reading and research.

Shared Activities

Residents can take part in activities in the Aged Care Hostel..


There are a number of medical practices and doctors in the area and administration staff is able to provide you with a list. If your GP is local and you are happy with him/her to look after you, this may continue.


Each Thursday morning, Lynda comes to the upstairs lounge in the Hostel. No appointments are offered so it is best to arrive early. She is available for Hostel and Self Care residents, including men. A price list is on the wall above the sink. The cost is at your own expense.


Our very experienced podiatrist, Shelley Raj Kulkarni, visits the Hostel and Self Care Residents regularly. Shelley is availablwe for private visits.


Along with footbaths, massages can be arranged each Friday.

Maintenance / Window Cleaning

All maintenance is undertaken by our maintenance supervisor and service agents. Gardens are maintained by our long standing gardener of more than 30 years. Should residents also wish to maintain their own gardens, this is always encouraged.
